Name: Lin McNeil
Job Title: Cleaning Manager
Company: Indigo Services

Reason for nomination:

Lin was seconded to the Galleria back in August 07 after our Cleaning Manager left. She arrived at a time when the staff were not working to their full potential and not accelerating standards/morale dropped.

In her time at the Galleria, Lin has performed above and beyond her duties to ensure improvement and the smooth running of the centre which has also substantially improved the service we provide our customers and tenants.

In her time, Lin has gone beyond the cleaning spec to ensure the centre remains at a high standard, re-trained all staff to ensure we get best performance and put in place customer service training for her staff. She joins me on walk rounds of the centre at least 3 times a week and reacts immediately to any issues raised or found and she also participates in my weekly operations meetings and always makes a positive contribution.

The positive outcomes from these actions have included

  • Increased cardboard recycling from 25% to 35%, which in turn has increased our revenue.
  • Brought in and implemented micro fibre cleaning.
  • Changed staff rotas to help reduce energy levels, allowing us to turn lights off earlier i.e. in the multi-storey car park, saving 4hrs a day over seven days a week - total saving of 28hrs of lighting.
  • Introduced diamond cutting pads for our existing machine to use on the internal mall saving in the region of £10,000 from using an outside contractor.

Lin has continually met and exceeded our expectations; she has quickly become a valued member of our management team. Her input and communication has helped drive the Galleria forward. Lin has helped me focus on improving general standards to provide a safe, clean and secure environment. She has become a great asset to the team and I look forward to working with her to drive the Galleria forward to new heights in our new partnership with OCS.

Name: Martin Carter
Job Title: Financial Analyst
Company: Land Securities

Reason for nomination:

I would like to nominate Martin Carter for an award in the category of "Excellence" as I believe his actions in the recent PMA audit of service charges management processes has heavily contributed to Gunwharf Quays achieving the award of a gold standard.

We are at the present the only centre in the UK to be awarded the gold standard with an overall achievement of 92.2%.

Although many of the subjects tested were not areas where Martin would be involved on a daily basis, his determination and attention to detail ensured that as a Centre we were able to demonstrate best practice and deliver a result that was better than our competitors.

Martin very cleverly anticipated what was likely to be tested as part of the audit and took it upon himself to organise the various teams at Gunwharf Quays. His coordinated approach ensured that all staff were fully equipped to talk about their own areas of responsibility and provide evidence to the auditor where required.

He worked closely with Chris Oppe to make certain that our service charge booklet was fully compliant with the RICS code of practice. He also managed the process of revising the booklet to include enough detailed information for tenants so that maximum points were attained in the areas of communication and transparency.

Martin has shown a real commitment to achieving the best result possible and is obviously very proud that as a result the centre has been awarded a gold standard for our service charge management process.

Name: Christine Imrie
Job Title: Personal Assistant
Company: Land Securities

Reason for nomination:

I have nominated Christine because of her outstanding contribution to the business over recent months. Christine became wheelchair bound last year following a long history of mobility issues. Since doing so she has responded magnificently to the challenge this has presented and has been reinvigorated in her work. Despite a long commute (from Folkestone) and the difficulties of travelling by wheelchair, she is often one of the first into the office shortly after 8am and rarely complains about it. This is an attitude and commitment that to me embodies LS core values and shows a genuine integrity in her work for LS.

Name: Karen Steer
Job Title: Portfolio Administrator
Company: Land Securities

Reason for nomination:

For the past 6 months or so, Karen has been Portfolio Administrator across both Portfolio 3 and 4. This is an immensely demanding role as it encompasses the administration of not only the whole Cardinal Place estate but also the whole of the Harbour Exchange portfolio, IPC Tower, Holborn Gate and several other smaller buildings. As part of this role she is required to manage the raising of PO's for all activities on all of the buildings, responding to the requests of 7 different Estate Manager's. I will be the first to admit that I am not the best at keeping track of all the PO's I request as I am frequently away from a desk. Karen devised a spreadsheet which tracks spend for us.

When the budget for a site is agreed, Karen loads it onto the spreadsheet, separating each service charge code and allocating the appropriate amount to it. The Master Sheet comprises of 3 sets of information - the total budget, the total spend and the amount left to spend. There are then sub-sheets for each individual code. As a PO is raised by the Estate Manager, in addition to the administration involved with that, Karen logs the spend, quoting the PO number, the contractor and the amount spent. This automatically deducts from the front page.

Therefore, at a glance, you can see not only how much you've spent against a budget and how much you have left but you can see how you've spent it and with whom! It is difficult to express on paper just how much of a difference this has made to the Estate Management Team's ability to not only manage an existing budget but, in addition, as an information tool for forecasting the next year's budget it is totally invaluable. It has proved so successful that the Senior Management have asked that she train the other portfolio administrators on the system so that the Estate Managers in Portfolios 1 and 2 also benefit from the system.

I could nominate Karen for this award under so many of the values it was difficult to chose one! Her customer service is excellent and in terms of excellence, she has even "deputised" in an Assistant EM role in times of need. However, this spreadsheet has made such a difference to my ability to do my job effectively, and manage my customers service charge efficiently, I feel it is thoroughly worth an award for innovation. It is a pleasure to work with someone who is not only extremely capable, hard working and innovative - bearing in mind this is a tool primarily to help the team she supports rather than herself - but is also a lovely person.

Core Value: Respect for the Individual

Name: John Webster
Job Title: Security Manager
Company: Mitie

Reason for nomination:

John Webster, until recently, was the Car Park and Security Manager for Land Securities at GWQ. He has since moved over to the contracted supplier Mitie. Both as a direct employee of Land Securities and continuing now as an employee of a service provider, John spends two nights a week on the streets of Portsmouth tending to the homeless.

John tirelessly campaigns for these unfortunate people and has involved both centre management staff at GWQ (in the collection of warm clothing etc) and tenant Managers. Two tenant managers on-site have made enormous contributions to the collection of clothing for the homeless and providing hot drinks/food. John has always shown the greatest respect to those with whom he works in his day to day professional life and this has naturally flowed into the work he does with the homeless of Portsmouth.

John totally upholds the value of respect for the individual irrespective of their standing in society. In addition, he has positively engaged Land Securities tenant managers on-site at Gunwharf Quays who have willingly assisted him in his aims. I feel John should be recognised for the selfless work that he does.

Company: Inviron, Ultimate Security Services and Not Just Cleaning

Reason for nomination:

I am making this nomination for a group of individuals that came together and worked as a perfect team to react to an emergency situation when there was a flood at Moorgate Hall.

The flood occurred over a weekend and from the time that the first nominee Ali Jalloh discovered the flood to the time that I was able to arrive on-site, a unique team of individuals from 3 different service partner companies, had communicated together to control the situation and made headway in the clear-up operation.

What was different about this team was that they worked together calling upon the skills of each company and individual to get the job done. They looked at the problem as a whole and not just the part that affected them, they understood that they were representing Land Securities and acted with integrity ensuring the building was protected and our customers could still use the building.

The cleaning team offered assistance to the tenants to ensure they were able to operate the following morning.

I was so impressed by the way that this team, made up of individuals from different trades and companies, all saw the bigger picture and worked to the same goal, co-operating with each other without question, just to get the job done and protect the asset, the customer and the Land Securities Brand.

I have no doubt that had these individuals not responded in such an effective way this flood could have resulted in considerable damage to the property and extensive downtime to the 5 tenants of the building.

I am very appreciative of their efforts and their attitude throughout. I think this is the definition of team work and is the reason for my nomination.
